Housing starts rose 4.6% in June, while permits increased 0.2%. The upside surprise was driven by a rebound in multifamily activity. Meanwhile, single-family starts declined in June, while permits fell for the fourth straight month.
Elevated homeownership costs continue to weigh on buyer demand and discourage new single-family construction. Meantime, affordability challenges are boosting rental demand and supporting a turnaround in multifamily development.
